Skip Tracing Owners#

Skip tracing finds the contact information for property owners — phone numbers, email addresses, and mailing addresses. You can skip trace a single parcel or run it in bulk across an entire list or set of projects.

Single skip trace#

From any property details panel on the map, click Get Owner Contact in the Ownership section (or go to the Contacts tab). This runs an instant lookup.

Cost: 3 credits per lookup. Cached results are free — if you've already skip traced a property, viewing the results again costs nothing.

What you get back:

• Owner names (individuals and business entities)
• Phone numbers with type labels (mobile, work, home) and carrier info
• Email addresses
• For business-owned properties: company name, member names, and roles
• Related contacts (relatives, business associates)

Bulk skip trace#

For larger jobs, use the Skiptraces tab in the left rail or the skip trace action from a list.

From the Skiptraces tab#

1. Select one or more projects (up to 1,000 parcels per batch)
2. Click Skiptrace — you'll see an estimated credit cost before confirming
3. Click Execute to start the run

The system streams progress in real-time showing each parcel as it's processed. When complete, you'll see a summary: total parcels, cached (free), successful, failed, and total credits charged.

From a list#

Open a list in the Lists section, select the parcels you want, and click Skip Trace in the action bar. The same process applies.

How credits are charged#

• 3 credits per lookup
• Parcels that have already been skip traced are cached and skipped at no charge
• If a provider returns no results, the credit is refunded automatically

Exporting results#

Click Export CSV in the Skiptraces tab to download all contact data. The export includes: project name, property address, county, APN, acres, owner name, mailing address, and up to 5 phone numbers and 5 email addresses per contact with type labels.

Tips#

• Skip trace in bulk to save time — the batch process handles fallback providers automatically
• Filter your projects by "Not Skiptraced" to see what still needs to be looked up
• Results are cached permanently, so you can always return to view contacts without spending additional credits
