Analyzing a Property

Read parcel data, view ownership details, zoning reports, and data layers.

Analyzing a Property#

Click any parcel on the map to open the property details panel. This panel gives you everything you need to evaluate a site — ownership, valuation, zoning, contacts, and data layers.

The Details tab#

The Details tab is organized into sections:

Ownership#

  • Current Owner — the name on record
  • Mailing Address — the owner's mailing address (may differ from the property address)
  • Property Address — the physical address of the parcel
  • Acres — total parcel acreage
  • APN — the Assessor's Parcel Number

A Get Owner Contact button lets you run a skip trace directly from here (3 credits).

Owner Portfolio#

On desktop, you'll see a portfolio summary showing all parcels owned by the same mailing address: total parcels, total acreage, developable acreage, total market value, land value, and improvement value, plus which states and counties they own in.

Last Sale#

  • Last Sale Date — when the property last changed hands
  • Last Sale Price — the recorded sale price

Zoning & Use#

  • Zoning code and description
  • Use Code and description
  • A Get Zoning Report button to generate a detailed zoning analysis (see below)

Assessment Details#

  • Land Value, Improvement Value, Total Market Value, and Tax Amount

The Contacts tab#

The Contacts tab shows owner contact information retrieved through skip tracing. You'll see contact cards with:

  • Name and company
  • Phone numbers (labeled as mobile, work, or home)
  • Email addresses
  • Contact type: owner, business, relative, or business member

If no contacts have been retrieved yet, click Get Owner Contact to run a skip trace.

The Zoning tab#

Click Get Zoning Report to generate a one-time zoning analysis for the parcel. The report includes:

  • Summary — zoning classification, zone name, zone type, and jurisdiction with a link to the full zoning code
  • Use Summary — a color-coded grid showing whether Single Family, Multi-Family, Commercial, and Industrial uses are permitted (green) or prohibited (red)
  • Development Standards — setbacks, lot coverage, floor area ratio, density, and dimensional requirements
  • Permitted Uses — uses allowed as-of-right
  • Conditional Uses — uses requiring approval
  • Prohibited Uses — uses that are not allowed

Data layers#

Use the Layers panel on the map to overlay additional data on top of parcels. Available layers include:

  • Infrastructure — transmission lines, substations, pipelines, sewer lines, traffic counts, building footprints
  • Environmental — wetlands, FEMA floodplains, contour lines
  • Administrative — township, city, and county boundaries
  • Education — school locations and district boundaries
  • Demographics — median household income by census tract
  • Tax Incentives — Qualified Census Tracts, Difficult to Develop Areas, Opportunity Zones
  • Places — points of interest and chain store locations

You can also upload your own geospatial files as custom layers.

Google Street View#

When coordinates are available, a Google Street View embed appears at the top of the property details panel with a link to open the full view in Google Maps.
