Running a Bulk Search
Search by county, city, or custom area, apply filters, and save results to a list.
Running a Bulk Search#
Bulk search lets you find properties across an entire county, city, or custom-drawn area, then filter them down by acreage, zoning, owner type, and more.
Starting a search#
Open the search bar at the top of the map (or press F). You'll see three search templates:
- Search by County — select a county boundary on the map
- Search by City — select a city boundary on the map
- Draw an Area — draw a custom polygon to define your search area
Clicking any of these activates a selection mode on the map. For county and city searches, the map will zoom to the appropriate level and wait for you to click a boundary. For polygon searches, click to place points on the map and close the shape to define your area.
Adding filters#
Once you've selected a search area, the Query Builder sidebar opens. This is where you define your property criteria before running the search.
Available filters:
- Acres — set a minimum and maximum. Optionally check "Use developable acres" to filter by usable land area (excluding wetlands, floodplains, etc.)
- Road Frontage — minimum and maximum in feet
- Use Category — multi-select dropdown (e.g., residential, commercial, industrial)
- Zoning — multi-select dropdown with typeahead search
- Owner — filter by specific owner names
- Building Size — minimum and maximum square footage
- Last Sale Date — date range
- Improvement Value / Land Value / Total Parcel Value — dollar ranges
- Median Household Income and Population — demographic filters at 1mi, 3mi, and 5mi radii (annual plan required)
- Zoning Filters — checkboxes for Single Family, Multi-Family, Commercial, Industrial, ADU Permitted, Short-Term Rentals (where available)
Adding location conditions#
Beyond your initial search area, you can layer on spatial conditions:
- Near — within a radius (miles or feet) of a point or layer
- Far — outside a radius
- Inside — within a polygon boundary
- Outside — outside a polygon boundary
Chain multiple conditions with AND or OR connectors to build complex searches. Toggle "Show search area" to preview the resulting geometry in green on the map before running.
Working with results#
After running a search, the results sidebar opens showing all matching parcels. You can view results grouped By Owner (default) or By Parcel, and sort by acreage, developable acres, zoning, or sale date.
Quick filters at the top of the results let you instantly:
- Show only vacant land — hides parcels with buildings
- Hide government owners — removes city, county, state, and federal properties
- Hide HOA owners — removes homeowner association parcels
You can also open Advanced Filters for more granular control over use category, zoning, owner, sale date, and property values.
Saving results to a list#
When you're satisfied with your results, click the Save to list button at the bottom of the results sidebar. A dialog appears with:
- A pre-filled list name based on your search parameters (e.g., "Fulton County - GA - 10+ ac")
- The total parcel count (up to 50,000 parcels per list)
After saving, three action buttons appear: CSV export, Send Mail, Skip Trace, and a View List button to open the list in the Lists section.
