Trade Area Analysis#

The Analyze tool lets you drop a pin on the map and instantly see real estate market data and demographics for the surrounding area. You can export the results as a PDF site report or an Excel spreadsheet with full comparable property data.

Opening the tool#

Click the Analyze icon (magnifying glass) in the map toolbar. Before clicking the map, configure your analysis:

• Radius mode — draw concentric rings at custom distances (default: 1, 3, and 5 miles)
• Drive Time mode — draw isochrone polygons based on driving time (default: 5, 15, and 30 minutes)

Click anywhere on the map to run the analysis.

What you'll see#

After clicking, ring or drive-time overlays appear on the map and data loads in the sidebar panel. Switch between rings using the tab buttons (e.g., "1 mi / 3 mi / 5 mi").

Real estate market data#

For each ring, you'll see median prices and counts for:

• Homes Sold — median sale price
• Homes For Rent — median monthly rent
• Apartments — median rent per square foot
• Land Sold — median price and price per acre

Demographics (AGS data)#

Annual plan subscribers also see census-level demographics organized into four sections:

• Population — total population, total households, average household size
• Income — median household income, per capita income
• Age — median age, population 55+ (count and percentage)
• Housing — median home value, median rent, owner-occupied vs. renter-occupied percentages

Exporting a PDF site report#

After running an analysis, click Generate PDF Report. A new tab opens with a formatted multi-page report ready to print or save as PDF.

The report includes:

• Site Overview — satellite image, address, parcel details (owner, APN, acreage, zoning, land use)
• Trade Area Map — street map with ring overlays and key demographic stats
• Demographics Tables — multi-ring comparison of population, age, income, housing, education, and employment (annual plan only)
• Market Data Pages — itemized tables of comparable properties (homes sold, for sale, for rent, apartments, land) with addresses, prices, and links

Use your browser's print function (Ctrl/Cmd+P) to save as PDF.

Exporting comps to Excel#

Click Export Data to download all raw comparable property records. Choose between:

• Excel (.xlsx) — a multi-sheet workbook with a Summary sheet plus one sheet per data type
• CSV (.csv) — individual CSV files (zipped when multiple types are present)

Each sheet includes every individual transaction or listing within your rings, with fields like price, date, property type, bedrooms, bathrooms, square footage, lot size, price per acre/sqft, and a link to the listing.
